International agents-beware
Most MNC鈥檚 have operations offshore and many employ global relocation companies to assist in moving their expatriates worldwide. Relocation companies will have some kind of a global agreement with an international property agency in the place where they are relocating their expatriates. Whilst this makes the administration of global leases much easier, your expatriate may not be getting the best deal possible for their accommodation.
As international property agencies already have an agreement in place expatriates aren鈥檛 often given the most experienced agent. Too often, the agencies young agents are not familiar with the properties, have limited negotiating skills and can鈥檛 handle complex negotiations.
Another thing to keep in mind is that most young agents don鈥檛 necessarily have your best interests at heart. They are paid very low salaries and most of their income comes from their commission so it鈥檚 not beneficial to them to lower the rental too much, as they will loose income.
We recommend that when dealing with your agency, ensure you are getting an experienced agent. If you have any queries or concerns or need clarification about your property search or negotiations, we suggest you discuss this with the residential manager.
Lastly, before starting your property search we suggest that you do as much of your own research on properties. Also, please have a read through our advice on leases and negotiations so that you are fully briefed on the situation.
