We shall send you back a list of selected Properties for you to visit upon your arrival in Shanghai.
Property Search (Shanghai)
You will be given a list of selected properties and for your viewing upon arrival in Shanghai . This will be customised to suit your specific needs and requirements. At your convenience you will be taken on a tour of the properties. After the tour you select those that you wish to revisit. After the second visit and selection of a final property, the lease terms and conditions are negotiated on your behalf. A draft contract is prepared and presented to both parties. After all terms and conditions of contract are agreed upon, both parties sign the contract. On the day of moving in a hand-over inspection of the premises is done. Any follow-up needed will take place at a time suitable to you.
Standard lease terms
Once a property is selected it is common practice to sign a letter of intent which outlines the basic terms and conditions of the lease. It confirms any verbal agreements and makes things clear for both parties.
All basic terms and conditions are then incorporated into a lease and the first draft is presented to both parties. After both parties agree to the terms and conditions of the lease, both parties sign the lease, keep one copy each and one copy is submitted to the Shanghai Municipal Government.
Generally, the longer the term the lower the rental price. Most apartments are furnished with standard items. Any extra items need to be negotiated. Should the compound have facilities such as its gym, tennis, pool etc., the use of these are included in your management fee.
Short Term Lease
Should you be in Shanghai for a short period, serviced apartments can be leased for the duration of your stay. Below is a list of serviced apartments suitable for short term accommodation.
Security Deposit and Rental Payment
A security deposit of the equivalent of one to two months rent is paid by the tenant to ensure that the full term of the lease is carried out and any damages are compensated. The security deposit is fully refundable at the termination of the lease as long as there are no outstanding issues. You will also need to pay the first month's rent in advance. These should be paid into a specified bank account in RMB or US Dollars in Mainland China. The landlord will provide you with an official tax receipt.
Management fee
This is in addition to the rent and is usual 5% of the monthly rent. This covers the cost of management and maintenance staff as well as the running and upkeep of a compound and its facilities.
Other fees
In addition to management fees there are utilities fees such as telephone, water, gas and electricity. Sometimes a utility allowance can be included in the lease. Depending on the compound there may also be car parking fees.
